Q: What kind of homes are allowed in The Highlands?
A: Single-family site-built homes only. Minimum 1,600 sq ft on bluff lots in Phases I–III and 1,200 sq ft on all other lots. No mobile, manufactured, or modular homes are allowed.
Q: Can I keep horses on my property?
A: Horses are allowed on designated Paddock Lots (73–79) and must comply with the community’s equine guidelines, including filing current negative Coggins tests with the Declarant/POA.
Q: Are barns or Cabarns (cabin + barn combos) allowed?
A: On Paddock Lots, barns and run-ins are allowed with a home built at the same time or within one building season. On View Lots (67–72), Cabarns are not allowed and only one standard outbuilding/garage is permitted.
Q: Can I camp or park my RV on my lot?
A: No. The Highlands is not a campground. No camping is allowed on lots, and no house trailers or RVs may be stored or regularly parked as a residence.
Q: Is there a Property Owners Association?
A: Yes. All owners are members of the Highlands at Big South Fork POA. Annual dues are currently $100 per lot, used for roads, snow removal, sign, landscaping, and administration.
Q: Who approves building plans, fences, and tree clearing?
A: The Architectural Control Committee (ACC) must approve all exterior improvements, fences, driveways, and removal of large trees. They follow a written Manual of Standards to keep the community cohesive.
