Only site-built residential homes are permitted. Exterior finishes cannot include concrete block, tar paper, rolled siding, or asphalt siding. Guest/rental homes and bed-and-breakfast style homes are allowed as long as they follow the size and use rules.
Yes. All residential or rental units must have at least 700 sq ft of living space on the first floor.
No mobile homes — single-wide, double-wide, or manufactured — are allowed either temporarily or permanently. RVs and motorhomes may be used only for short vacation stays (30 days max) and must be connected to an approved septic system.
Homes and outbuildings must be at least 30 feet from all property lines and from the rear of the tract.
Only horses and cattle are permitted. No goats, pigs, poultry, or other livestock are allowed.
Woven wire, chain link, painted wood, and split rail are allowed. Barbed wire is strictly prohibited.
Yes. No part of the property may be used for junkyards, storage of wrecked or stripped vehicles, large metal refuse, or other unsightly or nuisance activities. Outdoor toilet facilities are also not allowed.
Yes. All lots have a 10-foot wide horse trail easement along the road frontage. These trails must remain open at all times and cannot be blocked by fencing, shrubs, or structures.
Yes. Any land cleared for a home or pasture must have all debris — brush, stumps, logs — removed within 180 days.
Yes. All driveway culverts must be approved by Allardt Land Company. Underground utilities and driveways must enter along the property lines unless otherwise noted.
No. You must ensure any buyer reads and agrees to all restrictions. These covenants bind all future owners.
The developer (Allardt Land Company) retains the right to modify or alter restrictions in future conveyances, but the restrictions listed remain binding on this lot.
